How to Check Property Registered in Your Name and Get a Title Deed Document in Türkiye

If a house, a plot of land or a share is registered in your name, you no longer need to visit a land registry office to see it. The Land Registry and Cadastre General Directorate (TKGM, the state body that keeps Türkiye's property records) offers its inquiry services both through e-Devlet (turkiye.gov.tr, Türkiye's national e-government portal) and through its own online portal, Web-Tapu.

A loan application, a sale negotiation, a tenancy agreement or an institution asking for paperwork will usually require the block and parcel numbers, the ownership share and any encumbrances such as a mortgage, an attachment or an annotation. All of this is visible online.

The steps below show you first how to see the record on screen, then how to download the free information-only extract, and finally how to request the official document that institutions accept and how to verify it with its QR code.

  • Your Turkish identity number (T.C. kimlik numarası)
  • One authentication method: e-Devlet password, mobile signature, electronic signature, Turkish identity card or internet banking
  • A mobile number registered in the system that can receive SMS
  • A browser or phone that can open PDF files
  • A debit or credit card enabled for online payment, if you will request an official document

Steps

  1. Sign in to the e-Devlet portal Open turkiye.gov.tr in your browser and click "Giriş Yap" (Sign In) at the top right. Pick one of the offered authentication methods: e-Devlet Şifresi (e-Devlet password), Mobil İmza (mobile signature), Elektronik İmza (electronic signature), T.C. Kimlik Kartı (Turkish identity card) or İnternet Bankacılığı (internet banking). Land registry data is personal, so the service will not open without authentication.
  2. Open the Land Registry Information Inquiry service Type "Tapu Bilgileri Sorgulama" (Land Registry Information Inquiry) into the site's search box and click the result. The service is published under the heading Tapu ve Kadastro Genel Müdürlüğü, the Land Registry and Cadastre General Directorate (TKGM); you can also reach it from that institution's page. Check the breadcrumb at the top to confirm you are on the right screen.
  3. List the properties registered in your name Once the service opens, every property registered against your identity number is listed. Click a row to view that property's registry details. If the list comes back empty, no registered property appears in your name; if you have any doubt, confirm it in person at the relevant land registry office (tapu müdürlüğü).
  4. Use the right service when checking on someone else's behalf The same institution publishes separate services for inquiries made on behalf of others: "Tapu Bilgileri Sorgulama (Çocuğunuz Adına)" for your child, "Tapu Bilgileri Sorgulama (Mirasçısı Olduğunuz Kişi Adına)" for a person whose heir you are, and "Tapu Bilgileri Sorgulama (Tüzel Kişi)" for legal entities. Search for the exact service name; these records do not show up in your own inquiry screen.
  5. Move to Web-Tapu to obtain a document To download a document, open the "Web Tapu İşlemleri" (Web-Tapu Transactions) service on e-Devlet, or go straight to webtapu.tkgm.gov.tr. The entry screen offers "Bireysel" (individual) and "Kurumsal" (corporate); use the individual side for your own property. Web-Tapu runs on top of e-Devlet authentication, so you do not need a separate password.
  6. Download the free land registry extract Open "Taşınmaz İşlemleri" (Property Transactions) in the left-hand menu and select the property. Here you can see the registry record, the ownership share and any encumbrances such as a mortgage, an attachment, an annotation or an easement, and download a land registry extract (tapu kayıt örneği) at no charge. TKGM states plainly that this free copy is for information only and is not accepted as an official document by any institution.
  7. Request the document that carries official validity If you must hand paperwork to an institution or a bank, create an official document request: a current title deed copy (tapu senedi örneği), an official land registry extract and a mortgage certificate can all be requested through Web-Tapu. A duty (harç) and a revolving fund service charge (döner sermaye hizmet bedeli) are assessed for these; the current amount is shown on the payment screen and on TKGM's official charges page, so do not try to estimate it in advance.
  8. Pay online When your request is processed, a 12- or 13-digit E-Tahsilat serial number arrives by SMS. Under "Başvuru İşlemleri" (Application Transactions) use the "Tapu ve Kadastro Harcı Ödemesi" and "Döner Sermaye Hizmet Bedeli Ödemesi" links, enter that serial number to see the amount on screen, then enter your card details and confirm. The payment is reflected in the office's system immediately.
  9. Collect the document from "Belgelerim" Documents whose duty and service charge have been paid are collected in the "Belgelerim" (My Documents) section of Web-Tapu. Download the PDF from there and save it. You also receive an SMS when the document is ready, which is why a current mobile number matters.
  10. Verify the document with its QR code The PDF carries a QR code and a key unique to that document; with this key the document can be queried and viewed without signing in to Web-Tapu, so whoever receives it can check it themselves. If what you hold is an official letter from the institution, verify it through the "Elektronik Belge Yönetim Sistemi Evrak Doğrulama" (Electronic Document Management System Document Verification) service on e-Devlet by filling in the document verification code and the document number.
